Kamloops Real Estate Market Update for 2025

The chill in Canada’s housing market could be warming up faster than anticipated, and Kamloops, BC, is poised to benefit from these changes.

Interest rates are dropping. Pent-up demand is building. Sales activity is starting to gain momentum. Additionally, recent mortgage rule adjustments have made it easier for first-time buyers with smaller down payments to qualify for higher-priced homes. These developments could set the stage for a more competitive market in 2025, including right here in Kamloops.

“It’s game on for home buyers,” said mortgage and real estate expert Clay Jarvis after the Bank of Canada announced a significant rate cut in December. “The combination of lower rates and more flexible lending guidelines could be a game-changer for many buyers.”

The Bank of Canada has also acknowledged the convergence of factors expected to reignite the housing market this year. Senior Deputy Governor Carolyn Rogers commented in December that, “We know housing is very sensitive to interest rates, so we do expect more pickup.”

So, what does this mean for Kamloops buyers and sellers? Here’s our local take on what to expect.

MORTGAGE RATES WILL HIT NEW LOWS

With the Bank of Canada’s policy rate at its lowest since 2022, both fixed and variable-rate mortgages are more affordable than they’ve been in years. While fixed rates may have already bottomed out, variable rates are expected to continue declining as the Bank of Canada gradually reduces its key rate. This means Kamloops buyers could see even better borrowing opportunities in the coming months.

What this means for Kamloops:

  • Buyers: Now is an excellent time to get pre-approved for a mortgage. Locking in a competitive rate can give you confidence and flexibility in your home search.
  • Sellers: A growing pool of buyers means increased competition for homes, though affordability remains a key consideration for many.

DEMAND COULD SURGE SOONER THAN EXPECTED

Canada’s housing market is set for a rebound, with activity expected to ramp up significantly by spring. However, recent rate cuts and eased mortgage rules have already begun attracting buyers, signaling a potential surge in demand during the winter months.

Experts, including the Canadian Real Estate Association’s Shaun Cathcart, are noting early signs of this trend. Increased winter sales activity suggests that some buyers are already making moves, taking advantage of lower rates and new lending rules.

What this means for Kamloops:

  • Buyers: Prepare for increased competition. The new mortgage rules allow for longer amortization periods and higher loan amounts, making it easier for first-time buyers to enter the market.
  • Sellers: Listing your home during the winter could give you an edge before the spring market heats up. More buyers entering the market now could mean faster sales and stronger offers.

HOME PRICES WILL RISE

Kamloops Home prices are going up

As demand increases, home prices in Kamloops are expected to follow suit. While prices are still recovering from their peak during the pandemic, limited inventory and heightened buyer interest could drive growth. Analysts have varied opinions on how quickly prices will rise, but factors such as pent-up demand and relaxed mortgage rules suggest a strong upward trend.

What this means for Kamloops:

  • Buyers: Entering the market early could save you money. Winter often brings less competition and better deals, so act now before prices climb further.
  • Sellers: Stronger offers are likely in 2025 compared to last year. Pricing your home competitively will be essential to attract serious buyers.

INVENTORY LEVELS MAY EASE

While Kamloops’ housing supply has been historically tight, more homes have recently come onto the market. This trend is expected to continue, particularly in the spring, as sellers take advantage of the improving market conditions. However, new construction may not keep pace due to high building costs, which could limit inventory growth over the long term.

What this means for Kamloops:

  • Buyers: With more options becoming available, the early months of 2025 could present great opportunities to find your ideal home before competition intensifies.
  • Sellers: Listing your home when inventory is still relatively low could maximize your chances of securing a favorable sale price.
