If you’ve been quietly wondering whether this is the right summer to sell your Kamloops home, the latest numbers give you a clear answer to start from. After a slow opening to 2026, the local market has found its footing — sales are climbing, well-priced homes are moving, and the balance between buyers and sellers has rarely looked healthier. Here’s what’s actually happening on the ground, and what it means if you’re thinking about making a move.

The Kamloops Market Right Now

According to month-end figures from the Association of Interior REALTORS®, 250 residential units sold in Kamloops in May 2026 — up from 217 in April and more than 7% higher than the same month last year (CFJC Today). That’s a meaningful jump, especially considering home sales had been running roughly 20% below the area’s 10-year average earlier in the year.

On pricing, the benchmark price for a single-family home was $671,600 in May, essentially flat year-over-year (down just 0.4%). Earlier in the spring, the March single-family benchmark sat at $675,400, with townhomes around $498,100 and condos near $360,100. In other words, values have held remarkably steady while activity has picked up — a combination that tends to reward prepared sellers.

Inventory tells the other half of the story. New listings actually eased slightly, from 544 in April to 525 in May, yet total active listings rose to about 1,380 by month-end. Fresh, well-presented homes are being absorbed quickly.

What a “Balanced Market” Means for Sellers

You’ll hear the phrase “balanced market” a lot right now, and it matters. A balanced market is one where neither buyers nor sellers hold all the leverage — homes that are priced and prepared well sell at fair value in a reasonable timeframe, while overpriced or poorly presented homes sit.   • Demand is real, but it’s selective. Buyers have choice, so your home needs to stand out on price, condition, and presentation.
  • Pricing right wins. With values stable, there’s no rising tide to bail out an aggressive list price. Homes priced to the market are the ones selling.
  • Quality listings move fast. Because new supply is tight, a sharp, well-marketed home often gets attention in its first week — when buyer interest is highest.

Why Tight New Listings Work in Your Favour

It may sound counterintuitive, but fewer new listings hitting the market is good news if you’re selling this summer. Buyers who are active right now — and there are clearly more of them than a year ago — have fewer brand-new options to choose from each week. A well-prepared home that comes to market with strong photography and the right price faces less direct competition. The risk is waiting too long: if listing inventory keeps building, today’s favourable balance could shift.

1. Price it right from day one

In a balanced market, your first two weeks are everything. Listings priced accurately attract the most showings and the strongest offers early, while overpriced homes lose momentum and often sell for less after a price drop. A precise, data-driven price — built from recent comparable sales in your specific neighbourhood, not a city-wide average — is the single biggest lever you control.

2. Make presentation count

Buyers shop online first. Professional photography, decluttering, minor repairs, fresh paint where needed, and light staging routinely return more than they cost. Presentation is what earns the click, the showing, and ultimately the offer.

3. Lean on neighbourhood-level data

Kamloops is not one market — it’s many. A family home in Aberdeen or Sahali behaves differently than a property in Westsyde, Brocklehurst, or Juniper Ridge. Pricing and timing should be grounded in what’s selling on your street.

4. Time your launch

Summer is prime selling season in Kamloops — longer days, better curb appeal, and motivated buyers trying to settle before fall. Getting listed while activity is climbing, rather than waiting until inventory peaks, helps you sell faster and on better terms.
